Three tiers. Every property is different, so the tiers above Essentials are quoted against the actual building — but we will always tell you which tier you genuinely need, including when that is the cheapest one.

How we quote
Price follows three things: the square footage, how much of the property needs documenting in detail, and whether you need it once or on a schedule. Tell us those and we can usually scope it without a site visit.
Verification work is quoted separately and is generally the least expensive thing we do — deliberately, because it is most useful before a large spend, and it should never be the reason someone skips a second opinion.
Travel beyond the San Antonio and Hill Country area is quoted transparently as its own line, never folded into the rate.
